Landlord Frequently Asked Questions

Answers to frequently asked questions can be found by selecting a question from the list below.

Once you are logged in go to the left hand sidebar and click on Add/Edit Listing under the Upper Valley Rental List. This will bring you to the Manage Your Properties page where you can Create and Activate a new listing, Edit and Activate an existing listing, or Deactivate an active listing. The cost is $65 for 28 days.
Landlords who posted listings prior to November 2, 2009 were not required to use an e-mail address when they registered.  If you registered prior to November 2, 2009, please login using your original username, then add your email address to the Profile page. All new landlords registering for the first time will use their e-mail address when they login.
You should use your original username so you can view, edit, and reactivate previous listings.  If you register as a new user, you will not be able to access any previous listing(s).
All listings placed after January 1, 2008 are available to Landlords who login using their original username.
You can get your existing username and receive a new password by e-mailing Maura Clarke or phone (603) 646-2446 Mon - Fri from 8:00am to 4:00pm.  You will not be able to access any previous listings if you do not use your existing username.  Your communication should include your name and contact telephone number.
If you forgot your password, please click the "Forgot Your Password?" button in the Login box.  An e-mail will be sent to you with instructions and a new password.  If you still have trouble, please e-mail Maura Clarke or phone (603) 646-2446 Mon - Fri from 8:00am to 4:00pm.

How do I upload photos?

From the Manage Your Properties page click on Edit for the listing you want to add photos to. Scroll down to the Photos section of the page. There you will be able to browse your computer files for the photo. Double click or open the file to upload it into the file field next to the browse button. You can upload a total of six photos into each listing. Once you save the edit page your photos will appear. If your photo does not appear after you save the edit page your photo is probably too large. To correct this you need to resize the photo to a 500 pixel ratio and then upload it into the listing.

How do I delete or change a photo?

To delete a photo click on the "X" next to the photo in the edit page and then save the edit. To change the photo you must first delete the old photo, save the edit, then go back into the edit page to upload the new photo.

What do I do if my rental is not available for a full month?

If your rental term is one week only or not for an entire month, you would put that terms rental amount in the Rent field and then highlight in the description with bold type capital letters and/or asterisks that the rental price is for "one week only", "bi-weekly", etc. In the Lease Term field you would choose Short Term.

What is "Phishing"?

Phishing is attempting to acquire information (or money) by pretending to be someone relocating to the area.  A common scam is for someone to say they are coming from overseas, and to offer to send you a check for $2000, although the security deposit due is a lesser amount.  They will then ask you to send the difference back to them via money order, etc.  Another way is to ask for your bank account and routing number so that they can "wire" you the funds.  Please do not send money or give out your personal financial information to anyone.
